The brokerage had relied on third-party listing software for years. When support for that software ended, every property on the site was tied to a system with a known expiry date — making a replacement a business requirement, not a nice-to-have.
Every property lived inside a system the brokerage couldn’t open up. How a listing was described, ordered, labeled and displayed was fixed by the vendor’s templates, so the team had no way to lead with what actually sells in Costa Ballena — the setting, the access, the lifestyle around the property.
The software offered no way to match a property to the broker who knew it. Buyers landing on a listing had no clear route to the specific agent behind it, and the brokerage’s biggest asset — area-by-area local knowledge — stayed invisible at the point of highest intent.
Because the listing experience was rendered by an external tool, the brokerage could not adjust calls to action, enquiry forms or the path from search to contact. Any improvement to how enquiries were captured was outside their control.
Agents working with expat buyers had no straightforward way to package properties for offline review or client follow-up. Shortlists, printouts and shared documents were manual work on top of every enquiry.
